Trimark announced last week that it would develop Cascades Luxury Apartments, a new 67-unit apartment complex located next to the University of Florida campus. Cascades will be the newest addition to Trimark’s portfolio of award-winning Gainesville apartments and will set a new bar for luxury amenities in the University town. 

Cascades will draw on the successful design features from three of Trimark’s previous luxury apartment complex developments: Savion Park, Tuscana, and Solaria. Like these communities, Cascades will focus on providing high-end features that cater to University of Florida students, such as large living rooms, gourmet kitchens with granite countertops, master suite bedrooms, private spa-like bathrooms, and electric wine chillers. Each apartment will include a washer/dryer and full appliance package, and the apartments at Cascades will have an unbeatable , just steps from UF classes. Unlike many Gainesville apartments that claim that they cater to students but are located a 30-minute bus ride from the heart of the University of Florida campus, Cascades will be located walking distance to UF classrooms, dining halls, and libraries.

Unlike Trimark’s previous Gainesville apartment developments, the Cascades development team will put a focus on creating community amenities that Trimark hasn’t previously offered. The apartment complex will have locked entry, either restricting access via coded entry system or carded entry systems. Though there will be secondary points of entry to the building, the primary entry will be located along SW 4th Avenue and will allow to enter into a central lobby. From the lobby, student renters will access internal elevators that lead to the upper floors or to access ground-floor apartments off of a central corridor. 

On the ground floor and first floor, Cascades will offer renters study rooms that are laid out like cowork offices, with several glass-walled study rooms and many open, shared study areas, too. One conference room will also be available, allowing University of Florida students to meet with their classmates or work on group projects together. These breakout rooms are a perfect fit for busy UF students who need to study before an exam and want to get away from socializing roommates in their apartments– but who do not want the inconvenience of walking to a UF library. These features, which are becoming more common in urban cities like New York and Washingtion DC, are unique in the Gainesville market. Thus far, no other Gainesville apartment complex offers study rooms or conference space within the apartment buildings for the residents.

Cascades will also set a new bar in terms of exterior amenities. A rooftop terrace will offer student renters a place to unwind after a hard day of studying, with rooftop arbor cabanas and lounging chairs. Accessible only by residents, this upscale amenity will even have charging stations for phones and laptops, allowing students to stay connected with friends and family. 

On the ground floor, the courtyard area at Cascades will also be unique when compared with other luxury Gainesville apartments. The fountain will feature several levels that ‘cascade’ into one another. The area will be surrounded by lounging chairs, making it feel more like an upscale Spring Break Destination than a standard Gainesville apartment complex. 

Cascades Luxury Apartments will open in August 2018. Trimark has already begun preleasing for August 2018 move-in.
