A few years ago We asked a friend Celeste, who is a personal chef, how she could afford living in downtown Manhattan.<\/p>\n
Her answer surprised us.<\/p>\n
\u201cHaving two apartments\u201d she said.<\/p>\n
She lives in one and a rents a second on AIRBNB<\/a>.<\/p>\n The income she collects from AIRBNB<\/a> each month pays all her expenses on both apartments and gives her extra spending money.<\/p>\n Didn’t think much of it until recently.<\/p>\n We met a guy that teaches people how to make money<\/a><\/strong> on AIRBNB<\/strong>…without owning property.<\/p>\n His story is fascinating.<\/p>\n It started when his roommate moved out of the apartment they shared. On a fluke, he posted his spare bedroom for rent on AIRBNB<\/strong><\/a>.<\/p>\n<\/div>\n But his credit scores were in the crapper after going through multiple foreclosures<\/strong><\/a>.<\/p>\n Not to mention he was nearly broke. His circumstances didn’t stop him. He met the owner and signed a lease. He even got her approval to fill the apartment with \u201cshort-term guests.\u201d<\/p>\n The first month he broke even.<\/p>\n The second month he made a net profit of $1,600.<\/p>\n With two units on AIRBNB<\/strong><\/a> he was now netting over $3,000 a month on properties he rented.<\/p>\n That’s when it hit him…<\/p>\n If he got just one more apartment to rent on AIRBNB<\/strong><\/a> he could quit his full- time j.o.b.<\/p>\n He quickly found a third apartment. But it wasn’t furnished like the first two. The first month his third apartment made an $800 net profit. The second month it earned over $1,800 net profit. Remember, he wasn’t buying properties. He was renting them.<\/p>\n His fourth rental was a two-bedroom apartment. It needed to be painted. It paid off.<\/p>\n That apartment netted him over $2,000 the first month.<\/p>\n And still to this day nets him between $2,200 and $2,500 a month. So he kept adding more properties. And his first full year in business he earned $301,318. Today he teaches people how to follow in his footsteps.<\/p>\n<\/div>\nIt didn’t take long for his spare room to be sold out 80% of the time.That’s when he decided to find a one-bedroom apartment to rent on AIRBNB.<\/p>\n
\nHe quickly found a one bedroom apartment about a block away from where he lived.<\/p>\n
\nSo he became an expert on furnishing apartments \u201con the cheap\u201d using Craigslist and garage sales.<\/p>\n
\nHe then quit his full-time-time j.o.b. and started looking for his fourth apartment.<\/p>\n
\nThe owner wasn’t willing to paint<\/a> so he spent $300 in paint supplies and painted the entire apartment over a weekend.<\/p>\n
\nHis first six months as an accidental host on AIRBNB<\/strong><\/a> he earned $117,864 in net profit on four properties he didn’t own.<\/p>\nAnd get this…he’s even automated the majority of his business now and literally runs his hosting business<\/strong><\/a> from his smart phone.
