Picture: realestate.com.au\/buy<\/p>\n<\/div>\n<p>For renters, Valentic says knowing your rights is especially important when handling owners who self-manage, and therefore might not understand the rules that are in place.<\/p>\n<p>\u201cMaintenance is a big issue,\u201d she says. \u201cA lot of owners think they can say no to maintenance. Here\u2019s a brief overview:<\/p>\n<h2>Australian Capital Territory<\/h2>\n<ul>\n<li>Bond is four weeks\u2019 rent.<\/li>\n<li>One month\u2019s rent is paid in advance.<\/li>\n<li>Rent increases aren\u2019t permitted for the first year of the lease.<\/li>\n<li>Notice for a landlord to end tenancy is anywhere from 14 days to 26 weeks.<\/li>\n<\/ul>\n<p>Click here for more information on <strong>tenant and landlord rights<\/strong> in ACT.<\/p>\n<h2>New South Wales<\/h2>\n<ul>\n<li>Bond is four weeks\u2019 rent.<\/li>\n<li>Two weeks\u2019 rent is paid in advance.<\/li>\n<li>Rent increases for fixed terms over two years are permitted<\/li>\n<li>Notice for a landlord to end tenancy is 60 days.<\/li>\n<\/ul>\n<p><u>Click here for more information on tenant and landlord rights in NSW.<\/u><\/p>\n<h2>Victoria<\/h2>\n<ul>\n<li>Bond is four weeks\u2019 rent if less than $350\/week.
