Picture: Laundry in Derwent 27 at Elara.<\/p>\n<\/div>\n<p>The new home relieves Anna from the constant repair bills for the old cottage, and maximises her property\u2019s potential in its popular inner-west location.<\/p>\n<p>\u201cWe were pouring a lot of money into repairs,\u201d she says. \u201cThe walls were mouldy and there were always problems with the kitchen and laundry. With a new home, we won\u2019t have to worry about repairs for a long time.\u201d<\/p>\n<p>If you\u2019ve decided to start from scratch, avoid unexpected costs by choosing a builder who is transparent in their tender pricing. A quality project home can <a href=\"https:\/\/amazingproperty.com.ng\/blog\/tips-for-house-price-negotiation\/\">offer<\/a> vastly greater value than a bespoke build. By going down this route, you\u2019ll also save money on architect fees and benefit from the builder\u2019s economies of scale.<\/p>\n<h2>2. Where will we stay?<\/h2>\n<p>Having a clear timeframe will help you make suitable accommodation arrangements, whether it\u2019s with family or in a short-term rental.<\/p>\n<p>If the weather is kind to you, the construction time with an experienced builder is generally quite predictable.<\/p>\n<p>Anna received the keys to her four-bedroom house and two-bedroom granny flat in early July. The package for the two-storey brick and gyprock house, plus full brick granny flat, came in under $550,000.<\/p>\n<p>\u201cIt was incredibly affordable,\u201d says Anna. \u201cTo get what I wanted, it definitely made more sense than a renovation.\u201d<\/p>\n<p>Relinquishing half your block need not feel like a sacrifice, with a new, two-storey home typically making more efficient use of land than an older single-level home.<\/p>\n<h2>4. What will be the most functional layout?<\/h2>\n<p>Write a wish list for your new home that complements your family\u2019s lifestyle.
