So, they can save on tax without reducing their cash flow,\u201d she says.<\/p>\n<h2>Why positive gear?<\/h2>\n<p>\u201cWith positive gearing, the advantage is the taxpayer is receiving more money they have to pay out, so there is a positive cash flow.<\/p>\n<p>However there will be additional tax to be paid on the profit,\u201d Haberfield explains.<\/p>\n<p>\u201cAlso, depending on the principal repayments on any <a href=\"https:\/\/amazingproperty.com.ng\/blog\/fast-flexible-real-estate-loans-usa\/\">loans<\/a>, there may still be a cash shortfall, although this will be less than for negative gearing.\u201d<\/p>\n<h2>Which option is best?<\/h2>\n<p>Haberfield says investors should consider their individual circumstances when deciding what to invest in and how much they should borrow.<\/p>\n<p>\u201cThey should also consider talking to an investment adviser who is licenced to provide such advice. They need to consider their cash flow requirements, long-term goals and tax situation.<\/p>\n<p>\u201cA negatively geared property may provide tax benefits, but at the cost of cash flow. A positively geared property could improve cash flow, even though it leads to an increased income and possibly higher tax,\u201d she says.<\/p>\n<p>The decision to invest in more than one property also depends on the individual\u2019s circumstances, Haberfield adds.<\/p>\n<p>\u201cSome people with high incomes may wish to invest in multiple negatively geared properties to reduce their taxable income, with a view to selling them at a later date when their income reduces for a gain.
