It\u2019s a question contemplated by thousands of Australian home owners each year; when is the definitive \u2018right\u2019 time to sell?<\/strong><\/p>\n According to one property expert, Amanda Jones from Hodges Sandringham in Melbourne, the answer is more complicated than defaulting to the conventional idea that \u201cspring is best.\u201d<\/p>\n Jones says the right time to sell is when the vendor and property is ready. \u201cAnd this is very individual, based on each vendors\u2019 circumstance,\u201d she says.<\/p>\n The perfect time to sell is when both the seller and the property are ready. Picture: Kate Griffin<\/p>\n<\/div>\n Many factors influence the best potential timing for a sale, Jones says, such as meeting other property settlements, moving dates or other unpredictable events.<\/p>\n \u201cThe perfect time is therefore really when the seller and the property are ready,\u201d she says.<\/p>\n Jones says spring can bring a lot of competition after a quiet winter, when there is less stock on the market.<\/p>\n \u201cSo, unless there\u2019s a compelling reason to sell during that time, like if the garden is a focal point of the property for example, other times of the year might be more advantageous, especially early or later in the year,\u201d Jones says.<\/p>\n With so many properties on the market, sellers must compete for buyers\u2019 attention in spring, she adds.<\/p>\n While traditionally, fewer vendors sell during the second half of December and early part of January \u2013 when many people are away from home \u2013 it can still be lucrative, Jones says.<\/p>\n \u201cSome of the best sales last year were made in December, as buyers know there will be little stock on the market during the festive season until end of January or early February,\u201d she says.<\/p>\n \u201cAlthough many people are away on holidays during this time of the year, there are still buyers around. Off-market or private sale activity over this period can yield prices, as stock levels are so low.\u201d<\/p>\n Entering a high market is not always the ultimate goal, Jones explains.<\/p>\n \u201cA high market is great if you are selling and not buying back in. If you are both buying and selling in the same market, you might get more for your old home, but then also have to pay more for your new one,\u201d she says.<\/p>\n Supply and demand also plays a role. \u201cIf you have the ability to be flexible, it\u2019s definitely worth speaking to your local real estate<\/a> agent, who can advise you on the best time to hit the market for your particular home and area,\u201d Jones says.<\/p>\n When planning a sales campaign, keep key dates in mind, she says.<\/p>\n \u201cOne public holiday in a four-week campaign isn\u2019t an issue, but if possible, avoid peak holiday periods, such as Easter and school holidays. Also, never have an auction on a long weekend,\u201d Jones says.<\/p>\n
