Those environmental hazards include superfunds, brownfields, polluters, or poor air quality (see box for definitions), according to ATTOM Data Solutions\u2019 third annual Environmental Hazards House Risk Index.<\/p>\n<blockquote readability=\"6.5584862385321\">\n<p><strong>Environmental Hazards Defined<\/strong><\/p>\n<p>ATTOM Data Solutions evaluated the following environmental hazards in\u00a0its analysis:<\/p>\n<ul>\n<li>Poor air quality: The average percentage of days without significant traces of carbon monoxide, fine particles, particulate matter, nitrogen dioxide, ozone, or sulfur dioxide in the air.<\/li>\n<li>Superfunds: A list of national priorities among the known releases or threatened releases of hazardous substances, pollutants, or contaminates throughout the country.<\/li>\n<li>Brownfield: It encompasses real property, redevelopment, or reuse of land that may have the presence or potential presence of a hazardous substance, pollutant, or contaminate.<\/li>\n<li>Polluters<em>:<\/em>Industrial facilities that manufacture or process more than 25,000 pounds of a toxic release inventory-listed chemical or use\u00a0more of a specified chemical in a given year must report it to the EPA.<\/li>\n<\/ul>\n<p><em>Source: RealtyTrac<\/em><\/p>\n<\/blockquote>\n<p>That represents 25 percent of the 68.1 million single-family homes and condos in the more than 8,500 ZIP codes ATTOM Data Solutions analyzed for the study. On the other hand, 75 percent of single-family homes and condos, worth a combined $16.9 trillion, did not fall within a high or very high risk index to any of the four environmental hazards examined.\u00a0<\/p>\n<p>\u201cHome values are higher and long-term <a href=\"https:\/\/amazingproperty.com.ng\/blog\/tips-for-house-price-negotiation\/\">home price<\/a> appreciation is stronger in ZIP codes without a high risk for any of the four environmental hazards analyzed,\u201d says Daren Blomquist, senior vice president at ATTOM Data Solutions. \u201cCorresponding to that is a higher share of homes still seriously underwater in the ZIP codes with a high risk of at least one environmental hazard, indicating those areas have not regained as much of the home value lost during the downturn.\u201d<\/p>\n<p>Notably, \u201chome price appreciation over the past five years was actually stronger in the higher-risk ZIP codes, which could reflect the strong influence of investors during this recent <a href=\"https:\/\/amazingproperty.com.ng\/blog\/property-center-nigeria\/\">housing<\/a> recovery,\u201d Blomquist adds. \u201cEnvironmental hazards likely impact owner-occupants more directly than investors, making the latter more willing to purchase in higher-risk areas. The higher share of cash sales we\u2019re seeing in high-risk ZIP codes for environmental hazards also suggests that this is the case.\u201d<\/p>\n<p>The following ZIP codes had the 10 highest total of environmental hazard index values calculated by researchers: Denver; San Bernardino, Calif.; Curtis Bay, Md. (in the Baltimore metro area); Santa Fe Springs, Calif. (in the Los Angeles metro area); Fresno, Calif.; Niagara Falls, N.Y.; Saint Louis; Mira Loma, Calif. (in the Riverside-San Bernardino metro area); Hamburg, Pa.
