As part of the efforts of the State Government to get rid of slums in the state, it projected a reduction at five per cent per annum basis of its slums in the Lagos State Development Plan 2012 \u2013 2025. <\/p>\n<p>It conforms to the first and second phases of the Lagos Island redevelopment that involved Isalegangan and Ojo-Giwa areas. Lagos Island is a built-up area, with many old buildings and lack of infrastructure, especially, access roads. <\/p>\n<p>Besides, most of the buildings need to be replaced, hence, government\u2019s intervention with the novel idea that different families in certain location pooled together their landed property that would be redeveloped with modern facilities and functional infrastructure. <\/p>\n<p>The General manager of Lagos State Urban Renewal Agency (LASURA), Mr. Lateef Sholebo, told The Guardian that negotiations are on top, with all relevant stakeholders to ensure that actions are expedited towards the commencement of the project in March.<\/p>\n<p>Presently, the state, he said, had received designs from two prospective developers and will be reaching at final agreement soonest.<\/p>\n<p>He told the Guardian that once the agreement is reach, all parties would sign the MOU, which will contain the terms of reference for the project. He assured that the state is on top of the situation and was eager to kick start the project to meet the demands of residents.<\/p>\n<p>At present, the estate <a href=\"https:\/\/amazingproperty.com.ng\/blog\/really-nice-property-for-sale-in-nigeria\/\">houses<\/a> 15,000 people with 720 <a href=\"https:\/\/amazingproperty.com.ng\/blog\/property-center-nigeria\/\">housing<\/a> units, but in the swift urban renewal project, the state is targeting 2500 housing units in a high rising building format.<\/p>\n<p>Specifically, the re-development of the Adeniji Adele Phase I-IV Housing will be using a combination of various house types at various heights to achieve the required density for the redevelopment. The project involves commercial and community development as well as provisions for elevated parking spaces makes it one of the iconic estate.<\/p>\n<p>He said: \u201c The commercial and community developments include shopping areas, community centre, places of worship and schools.<\/p>\n<p>\u201cWe also provided for recreational and open spaces and infrastructure facilities \/ services. We outlined our strategy for vehicular movement primary and secondary drainage effluent disposal water supply, sewage treatment power supply and waste management. We will able to achieve a total number of housing units of 2640 units\u201d, he added.<\/p>\n<p>A reliable source informed the Guardian that two known firms, M.O Planning Limited and Kadri Associate have already submitted plans for the project.<\/p>\n<p>Apart from the planners, ATO Architects Consortium, comprising of ATO Architects Limited \u2013 Architects, Master Planning SEA and Surveyors Limited \u2013 Quantity Surveying and Cost Planning Services Morgan Omonitan &amp; Abe (MO&amp;A) are in the project.<\/p>\n<p>The Civil &amp; Structural Engineering Services are being handled by UNECON Associates Limited.<br \/>Mechanical, Electrical &amp; Plumbing Engineering Services Integral, Atlanta are being done, with <a href=\"https:\/\/amazingproperty.com.ng\/blog\/real-estate-lead-strategies-2\/\">Lead<\/a> Capital PLC as development and financial advisor.<\/p>\n<p>The redevelopment plan of Isalegangan Phase 1 and II, comprises an 11-floor edifice that has 13 participating families as part of the stakeholders, with 2500 square metres of total area of land pooled together for the project.
