With clearance rates remaining high and auctions continuing to deliver big results for vendors, it makes sense that many buyers would love to avoid the auction process entirely.<\/strong><\/p>\n

And one way to make that happen is to put in an offer<\/a> on the home you want, just like you would when it\u2019s a private sale.<\/p>\n

The actual act of making an offer is relatively straightforward. You simply contact the agent and let them know what you\u2019re willing to pay. You can also formalize the offer in writing.<\/p>\n

But how to put the offer forward in a way that gives it the best chance of being successful requires a little more thought and strategy.<\/p>\n

Here are some tips and advice to give your offer a shot in the arm.<\/p>\n

Attend the first open for inspection<\/h2>\n

Jellis Craig Doncaster director Andrew Keleher says if you\u2019re considering making an offer on a property, it pays to show up to the first open for inspection so you can gauge the level of interest.<\/p>\n

If the open for inspection is poorly attended and the property is slated for an auction, a vendor may be more likely to consider an early offer.<\/p>\n

\u201cIf you\u2019re at an open house and there\u2019s lots of buyers asking for copies of contracts and asking, \u2018Will you accept offers prior to auction\u2019, then you can start to get a bit of a feel of whether or not it\u2019s going to be a strong campaign,\u201d Keleher says.<\/p>\n

What to look for at an open inspection<\/strong><\/em><\/p>\n

Offer early and quickly<\/h2>\n

If you see that there aren\u2019t many potential buyers at the first open for inspection, the inclination might be to wait a while before putting your offer in, in the hope that the vendor becomes desperate and may accept a lower price.<\/p>\n

But Keleher says that strategy often backfires, as it allows time for other buyers to emerge.<\/p>\n

\u201cOften what happens is over the four-week program we meet a new buyer and second and a third buyer, and there\u2019s new competition that there may not have been if they had have put their best foot forward.\u201d<\/p>\n

Don\u2019t be afraid to turn up the heat on the vendor by putting your best offer out there early in the campaign, and asking for a quick answer, as it will put you in the best position to negotiate.<\/p>\n

Making the offer<\/strong><\/em><\/p>\n

\u201cIf I\u2019m buying a property, I\u2019d want an answer (from the vendor) generally within 48 hours. I want to put pressure on the vendor to make a decision that\u2019s fair, but I also want to put my cards on the table and not hold back,\u201d Keleher says.<\/p>\n

\u201cThe longer it takes, the more time you give other buyers a chance to reconsider their position or to finalise getting their finance approved or having a chance to get a builder through.\u201d<\/p>\n

Ensure your offer is unconditional<\/h2>\n

Selling a home can be arduous, so vendors often look for the path of lease resistance when it comes to negotiating a deal.<\/p>\n

This means that if your offer has conditions attached to it \u2013 the most common being that the offer is subject to finance being approved \u2013 it will hold less appeal.<\/p>\n

\u201cI had a client \u2026 and he\u2019d offered $1.7 million but he was subject to finance. He was very confident that the finance would be approved, but then somebody matched his offer unconditionally and the vendor went with the offer, and he was very upset,\u201d Keleher says.<\/p>\n

\u201cWe\u2019ve often had vendors accept offers that are lower and unconditional, rather than go with an offer that is higher but with conditions.\u201d<\/p>\n

Offer your best price<\/h2>\n

Most buyers who make an offer on a home are doing so either because they want to snuff out the competition, or because they\u2019re hoping for a bargain.<\/p>\n

But Keleher suggests that offering low rarely yields results.<\/p>\n

\u201cDon\u2019t play games with the agent. The people that are most upfront with us are the ones who are generally going to be treated as the most genuine buyers.<\/p>\n

\u201cIf you want to buy a home, don\u2019t look at it that you have to buy at the cheapest possible price. Take the attitude that if it\u2019s a home you love and you have stretch yourself a bit beyond what you want to, do it, because it could take you six months to find the same home again.\u201d<\/p>\n

\u201cDon\u2019t hold back and say, \u2018Look, on auction day we will pay $50,000 more but for the purpose of this offer I want to offer low\u2019, because of course an owner isn\u2019t going to consider it.\u201d<\/p>\n
