Despite increases in short-term interest rates, long-term interest rates remain subdued.\u201d<\/p>\n<p>The spread between the 30-year fixed-rate mortgage and five-year hybrid adjustable-rate mortgage is at the lowest since 2009, Kiefer says.<\/p>\n<p>Freddie Mac reports the following national averages with mortgage rates for the week ending Jan. 4:<\/p>\n<ul>\n<li>30-year fixed-rate mortgages: averaged 3.95 percent, with an average 0.5 point, dropping from last week\u2019s 3.99 percent average. Last year at this time, 30-year rates averaged 4.20 percent.<\/li>\n<li>15-year fixed-rate mortgages: averaged 3.38 percent, with an average 0.5 point, dropping from last week\u2019s 3.44 percent average. A year ago, 15-year ARMs averaged 3.44 percent.<\/li>\n<li>5-year ARMs: averaged 3.45 percent, with an average 0.4 point, falling from last week\u2019s 3.47 percent average.
