While a unit almost always has less square meterage than a detached house, presenting one for sale can be just as challenging.<\/strong><\/p>\n Property stylists Kate Bunton and Nicki O\u2019Halloran \u2013 from 2Tweak, which works with real estate<\/a> agencies and private clients to style properties for sale<\/a> \u2013 and Angus Graham, from Hodges Sandringham in Melbourne, agree smaller doesn\u2019t always equal easier.<\/p>\n Creating a well-presented apartment isn\u2019t easy. Picture: Realestate.com.au\/buy<\/p>\n<\/div>\n Bunton says it\u2019s \u201cincredibly important\u201d to style units with appropriately sized furniture<\/a> to show prospective buyers how tight spaces can be maximised.<\/p>\n \u201cSo many people can\u2019t envisage small spaces and if they\u2019re not styled, they can look considerably smaller and less appealing,\u201d she says.<\/p>\n Graham agrees furniture and room presentation are especially important when presenting a unit for sale.<\/p>\n \u201cIf you set up a room as a study or with a single bed, buyers will comment on it being on the small side, but if the same room is set up with a double bed, it won\u2019t get questioned in the slightest,\u201d he says.<\/p>\n \u201cIt staggers me how people worry about where they will put the TV when they can\u2019t see one presented. All of a sudden the room is \u2018hard to set up\u2019, so it\u2019s good to make a property truly feel like a home on inspection,\u201d Graham adds.<\/p>\n O\u2019Halloran says for small spaces, decluttering matters a lot too.<\/p>\n \u201cIt\u2019s important to declutter each room of personal items, unnecessary furniture items and dressing beds with fresh, light-coloured linen and fabulous cushions,\u201d she says.<\/p>\n \u201cIf the walls look tired, a fresh lick of paint<\/a> is very important and makes a huge difference,\u201d O\u2019Halloran adds.<\/p>\n O\u2019Halloran and Bunton \u2013 who would charge between $3400 and $3900 to style a two-bedroom unit \u2013 say property stylists appraise and address the entire property, not simply hire furniture, as some people believe.<\/p>\n Property styling is about creating the \u201cbest visual outcome possible\u201d to maximise the sale price, Bunton says.<\/p>\n \u201cWe love adding fresh foliage, a lovely scented candle and a divine coffee table book. Dressing beds in fresh linen with divine high-quality cushions to inject colour is vital,\u201d she adds.<\/p>\n For those doing it themselves and on a tight budget, Graham recommends concentrating on the main living areas.<\/p>\n \u201cI would suggest focusing on the living areas and the first areas of contact, where the first impressions are made. Bathrooms and bedrooms are usually less important,\u201d he says.<\/p>\n Graham advises thinking carefully about having a tenant in a unit during a sales campaign.<\/p>\n \u201cNowadays, I rarely ever advise a client to sell a property with a tenant,\u201d he says.<\/p>\n
