Anna and Simon Rawlins bought their first home, a historic terrace<\/a> in Sydney\u2019s inner west, when they only had one child in tow.<\/p>\n

The couple\u00a0bought a house all geared up to renovate it, then kids came along.<\/p>\n

Now they\u00a0face a common property dilemma:\u00a0renovate or sell?<\/p>\n

Can this first home even be transformed into a forever family home?<\/p>\n

Simon loves the time-worn house and thinks it can grow old gracefully with the family.<\/p>\n

But with the property\u2019s claustrophobic feel, crumbling ceilings and damp, it\u2019s not hard to see why Anna is missing a sense of pride in her home.<\/p>\n

\u201cWe get invited to friends\u2019 places a lot but we don\u2019t tend to return the favour as I\u2019m embarrassed about our house,\u201d says Anna.<\/p>\n

\u201cWe\u2019ve definitely outgrown it.\u201d<\/p>\n

List it: Why now is a good time to sell<\/h2>\n

As with many historic homes, the original layout doesn\u2019t lend itself to modern family life.<\/p>\n

\u201cI know I can find them somewhere bigger, better and in an area they love,\u201d says Winter.<\/p>\n

\u201cI genuinely think they should move out of this house.\u201d<\/p>\n

If the couple decides to sell up and move on, they\u2019re in the great position of living in a highly appealing suburb so finding prospective buyers shouldn\u2019t be hard.<\/p>\n

Rozelle in Sydney\u2019s inner west is a growth suburb\u00a0that definitely has a lot going for it.<\/p>\n

The median house price<\/a> for a two-bedroom house in Rozelle is currently $1.139m.<\/p>\n

This heritage terrace\u00a0in need of some work is currently worth around $1.25m.<\/p>\n

Despite this house feeling dark, cramped and rather dingy, there are some redeeming features, says Whitaker.<\/p>\n

Namely, the property\u2019s original features including beautiful wooden floorboards and ornate ceilings and, of course, there\u2019s the excellent location.<\/p>\n

\u201cThe whole house is begging for an update,\u201d says Whitaker.<\/p>\n

\u201cBut especially the master bedroom, kitchen and lounge. It\u2019ll definitely be a huge challenge.\u201d<\/p>\n

Improving the overall flow of the house, creating a proper living area complete with a separate lounge that feels connected to the kitchen, and reviving all the bedrooms and the outdoor area would help totally transform this run-down terrace.<\/p>\n

\u201cBringing the love back into this home is key,\u201d says Whitaker.<\/p>\n

\u201cLikewise playing to the property\u2019s strengths and maximising the light.\u201d<\/p>\n

\u201cThis property has the potential to transform from a project waiting to happen into an inviting modern family home.\u201d<\/p>\n

Anna is all for giving the house a total makeover with the end goal of selling it at a profit and upgrading to somewhere bigger, while Simon wants to stay and reap the benefits of a revamped home that he knows and loves.<\/p>\n
