The short answer is yes.\u00a0\u00a0A recent analysis of Australian Taxation Office figures has revealed women are proving more adept at investing in real estate<\/a> over the long term.<\/strong><\/p>\n In fact, about 47% of all investment properties in Australia are now owned by women.<\/p>\n Women are also earning better interest on their investments by 0.4% and have done so for the last decade.<\/span><\/p>\n For women like successful property investor Carla Barton, buying and selling real estate properties is a way to achieve financial independence and security.<\/p>\n So what can we learn from these savvy female investors?<\/p>\n Barton shares her tips for those looking to invest in real estate<\/a>.<\/p>\n More and more women in Australia are flipping<\/a> houses<\/a> and making a profit. Picture: Getty<\/p>\n<\/div>\n Female investors tend to be more risk-averse than men and more disciplined when it comes to saving.<\/p>\n Susan Farquhar, managing director of Sydney-based Calla Property, says that women do their homework and are more inclined to seek out experts and professional guidance than men when it comes to property investment.<\/span><\/p>\n \u201cIt\u2019s more worth it to ask and follow advice first rather than make impulsive and uninformed decisions which can lead<\/a> to mistakes,\u201d she said.<\/span><\/p>\n Women are also prepared to\u00a0<\/span>commit long-term and tend to invest with future goals and security in mind, both for themselves and their families.<\/p>\n \u201cMen tend to have higher turnover from their property portfolio, meaning they incur extra costs and have a higher chance of buying and selling at the wrong times because they are chasing returns,\u201d says\u00a0Farquhar.\u00a0<\/span><\/p>\n \u201cWomen want to focus on life priorities, such as saving and investing for retirement or their child\u2019s college fund, not on outsmarting the market,\u201d she adds.\u00a0<\/span><\/p>\n Carla Barton has sold a number of renovated homes across Sydney\u2019s inner west. Picture: Tim Pascoe<\/p>\n<\/div>\n Sydney investor Carla Barton, who began her career in real estate before studying interior design<\/a>, shares how she makes investing in property<\/a> work for her.<\/p>\n \u201cMy biggest influence was my mother,\u201d says Carla. <\/span><\/p>\n \u201cI grew up around renovating from a young age as my mother ran her interior design company from home.\u201d<\/span><\/p>\n Barton bought\u00a0her very first renovation project in late 2014<\/span>\u00a0in Sydney\u2019s inner west.<\/span><\/p>\n She knew the area like the back of her hand and knew there was a huge demand for property so close to the CBD.<\/span><\/p>\n \u201cMy first property was a deceased estate, a two-bedroom apartment in Dulwich Hill in Sydney, which was on a main road with no parking. I bought it for $505k in 2014, renovated and sold it in 2015 for $640k.\u201d<\/p>\n \u201cI knew I just had to get my foot in the door and that the suburbs of Sydney\u2019s inner west were in a great growth area.\u201d<\/p>\n It hasn\u2019t all been plain sailing though. <\/span><\/p>\n \u201cI had a difficult moment when my pre-approval from a major bank didn\u2019t materialise into an actual approval.<\/span><\/p>\n \u201cHaving to shift to another bank two days before settlement was one of the most stressful moments of my property career,\u201d she admits.\u00a0<\/span><\/p>\n It wasn\u2019t until Carla had nailed her third renovation project that she considered herself as a property investor, though it\u2019s something she does in addition to her job as a senior interior designer.<\/p>\n Now she\u2019s well and truly on the property ladder and keen to embark on another project.<\/p>\n \u201cRenovating for profit is highly addictive and after the first flip I knew I was hooked!\u201d, she says.<\/p>\n Savvy investing in real estate is giving women the opportunity to secure their financial future and personal security. Then choose which area you want to invest in and start researching property prices to determine the deposit you will need so that you can set your savings goals.<\/span><\/p>\n 2. Buy in areas you know well.<\/span><\/p>\n 3. Build a trusted team of professional property service providers.\u00a0<\/span><\/p>\n 4. Renovate and buy for how you would want to live \u2013 for example, if you think it\u2019s a pain walking outside to use a shared laundry, then the buyer will, too. \u00a0<\/span><\/p>\n 5. Remember it\u2019s a business \u2013 do your due diligence and crunch your numbers. You should know your expected profit before you make the purchase.<\/span><\/p>\n 6. Joint Ventures \u2013 a great way to learn off seasoned investors and get your hands on a larger project with little or no deposit.<\/span><\/p>\n
