One of the most common questions that I get as a Realtor<\/a> is,\u00a0\u201cIs it a good time to list my home?\u201d<\/strong>\t\t\n\t\t<\/p>\n<\/div>\n \u00a0<\/strong><\/p>\n The answer is YES, now\u2019s a great time to list your home<\/a>. The listing<\/a> inventory is the lowest that it\u2019s been in longer than I can remember and the buyers who are out looking are ready to buy.<\/p>\n \u00a0<\/p>\n We know that this is a great market to be in according to Fannie Mae\u2019s Home Purchase<\/a> Sentiment Index, a survey of 1,000 Americans in January about their attitudes toward housing<\/a>.<\/p>\n<\/div>\n \u00a0<\/p>\n

\n<\/ul>\n \u00a0<\/p>\n \u00a0<\/p>\n \u00a0<\/p>\n \u00a0<\/p>\n \u00a0<\/p>\n These attitudes and sentiments point to a favorable market for those considering listing their current homes. The additional factor of it being a very \u201ctight\u201d market (few homes for sale<\/a>) make it a Seller\u2019s Market; one in which the Seller is in control and likely to get top dollar.<\/p>\n<\/div>\n The only caution that I have to advise is not to get too greedy. Even in this favorable market, there are still homes sitting on the market for long periods because the owners got greedy and overpriced them. Listen to your Realtor\u00ae and price it properly. Not all areas have come back from the \u201cGreat Recession\u201d at the same pace and there are still pockets of depressed pricing<\/a>, which your Realtor can identify.<\/p>\n<\/div>\n Many people decide to wait for Spring and warmer weather to list their homes. That is a mistake, too, in a tight market. The old saying to \u201cstrike while the iron is hot\u201d should be modified to read \u201cstrike while the market is tight\u201d for real estate<\/a>. In the spring lots of new listing will all come on the market at once, giving the buyers too many alternatives to look at and potentially burying your home in the crowd. List now, while you will stand out in an un-crowded field.<\/p>\n<\/div>\n \u00a0<\/p>\n I saw a sign outside a dentist\u2019s office that read \u201cAccepting new clients\u201d. Well, I\u2019m accepting new listings<\/a>, if you are ready. The market is certainly ready and primed for your home to be listed.
