The <a href=\"https:\/\/amazingproperty.com.ng\/blog\/nigeria-property-center\/\">listing<\/a> inventory is the lowest that it\u2019s been in longer than I can remember and the buyers who are out looking are ready to buy.<\/p>\n<div class=\"MsoNormal\" style=\"color: #000000; font-family: 'Times New Roman'; font-size: medium;\" readability=\"10\">\n<p style=\"margin: 0px;\">\u00a0<\/p>\n<p style=\"margin: 0px;\">We know that this is a great market to be in according to Fannie Mae\u2019s <a href=\"https:\/\/amazingproperty.com.ng\/blog\/home-purchase-now\/\">Home Purchase<\/a> Sentiment Index, a survey of 1,000 Americans in January about their attitudes toward <a href=\"https:\/\/amazingproperty.com.ng\/blog\/property-center-nigeria\/\">housing<\/a>.<\/p>\n<\/div>\n<p>\u00a0<\/p>\n<ul style=\"color: #000000; font-family: 'Times New Roman'; font-size: medium;\">\n<li>\u00b7<span style=\"font-size: 7pt; font-stretch: normal; line-height: normal;\" data-blogger-escaped-style=\"font-size: 7pt; font-stretch: normal; font-variant-numeric: normal; line-height: normal;\">\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0<\/span><span style=\"text-indent: -0.25in;\" data-blogger-escaped-style=\"text-indent: -0.25in;\">42% of Americans believe home prices will increase, a month-over-month uptick of 7 percentage points in January.<\/span><\/li>\n<p>&#13;<\/p>\n<li>\u00b7<span style=\"font-size: 7pt; font-stretch: normal; line-height: normal;\" data-blogger-escaped-style=\"font-size: 7pt; font-stretch: normal; font-variant-numeric: normal; line-height: normal;\">\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0<\/span><span style=\"text-indent: -0.25in;\" data-blogger-escaped-style=\"text-indent: -0.25in;\">69% of Americans say they are not concerned about losing their job, a 1 percentage point increase from December 2016.<\/span><\/li>\n<p>&#13;<\/p>\n<li>\u00b7<span style=\"font-size: 7pt; font-stretch: normal; line-height: normal;\" data-blogger-escaped-style=\"font-size: 7pt; font-stretch: normal; font-variant-numeric: normal; line-height: normal;\">\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0<\/span><span style=\"text-indent: -0.25in;\" data-blogger-escaped-style=\"text-indent: -0.25in;\">15% of Americans say now is a good time to sell, a 2 percentage point month-over-month increase.<\/span><\/li>\n<p>&#13;<\/p>\n<li>\u00b7<span style=\"font-size: 7pt; font-stretch: normal; line-height: normal;\" data-blogger-escaped-style=\"font-size: 7pt; font-stretch: normal; font-variant-numeric: normal; line-height: normal;\">\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0<\/span><span style=\"text-indent: -0.25in;\" data-blogger-escaped-style=\"text-indent: -0.25in;\">15% of Americans who say their household income is significantly higher than it was 12 months ago, a month-over-month increase of 5 percentage points.<\/span><\/li>\n<p>&#13;<\/p>\n<li>\u00b7<span style=\"font-size: 7pt; font-stretch: normal; line-height: normal;\" data-blogger-escaped-style=\"font-size: 7pt; font-stretch: normal; font-variant-numeric: normal; line-height: normal;\">\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0<\/span><span style=\"text-indent: -0.25in;\" data-blogger-escaped-style=\"text-indent: -0.25in;\">29% of Americans who say now is a good time to buy a home, a 3 percentage drop from December 2016 and a new survey low from May and September 2016.<\/span><\/li>\n<p>&#13;\n<\/ul>\n<p style=\"margin: 0px; color: #000000; font-family: 'Times New Roman'; font-size: medium;\">\u00a0<\/p>\n<p>\u00a0<\/p>\n<p>\u00a0<\/p>\n<p>\u00a0<\/p>\n<p>\u00a0<\/p>\n<div class=\"MsoNormal\" style=\"color: #000000; font-family: 'Times New Roman'; font-size: medium;\" readability=\"9\">\n<p style=\"margin: 0px;\">These attitudes and sentiments point to a favorable market for those considering listing their current homes. The additional factor of it being a very \u201ctight\u201d market (few <a href=\"https:\/\/amazingproperty.com.ng\/blog\/homes-for-sale-near-abijo-in-lekki\/\">homes for sale<\/a>) make it a Seller\u2019s Market; one in which the Seller is in control and likely to get top dollar.<\/p>\n<\/div>\n<p class=\"separator\" style=\"margin: 0px; color: #000000; font-family: 'Times New Roman'; font-size: medium; clear: both; text-align: center;\" data-blogger-escaped-style=\"clear: both; text-align: center;\"><img data-recalc-dims=\"1\" decoding=\"async\" src=\"https:\/\/i0.wp.com\/amazingproperty.com.ng\/blog\/wp-content\/uploads\/2023\/01\/f497e86c4d4b39a682d9c695f6f893b2.gif?ssl=1\" border=\"0\" style=\"cursor: move;\"\/><\/p>\n<div class=\"MsoNormal\" style=\"color: #000000; font-family: 'Times New Roman'; font-size: medium;\" readability=\"12\">\n<p style=\"margin: 0px;\">The only caution that I have to advise is not to get too greedy. Even in this favorable market, there are still homes sitting on the market for long periods because the owners got greedy and overpriced them. Listen to your Realtor\u00ae and price it properly. Not all areas have come back from the \u201cGreat Recession\u201d at the same pace and there are still pockets of depressed <a href=\"https:\/\/amazingproperty.com.ng\/blog\/tips-for-house-price-negotiation\/\">pricing<\/a>, which your Realtor can identify.<\/p>\n<\/div>\n<div class=\"MsoNormal\" style=\"color: #000000; font-family: 'Times New Roman'; font-size: medium;\" readability=\"14\">\n<p style=\"margin: 0px;\">Many people decide to wait for Spring and warmer weather to list their homes. That is a mistake, too, in a tight market. The old saying to \u201cstrike while the iron is hot\u201d should be modified to read \u201cstrike while the market is tight\u201d for <a class=\"wpil_keyword_link\" href=\"https:\/\/amazingproperty.com.ng\/apartment\"   title=\"real estate\" data-wpil-keyword-link=\"linked\">real estate<\/a>. In the spring lots of new listing will all come on the market at once, giving the buyers too many alternatives to look at and potentially burying your home in the crowd. List now, while you will stand out in an un-crowded field.<\/p>\n<\/div>\n<p style=\"margin: 0px; color: #000000; font-family: 'Times New Roman'; font-size: medium;\">\u00a0<\/p>\n<div class=\"MsoNormal\" style=\"color: #000000; font-family: 'Times New Roman'; font-size: medium;\" readability=\"11\">\n<p style=\"margin: 0px;\">I saw a sign outside a dentist\u2019s office that read \u201cAccepting new clients\u201d. Well, I\u2019m accepting <a href=\"https:\/\/amazingproperty.com.ng\/blog\/sell-your-home-online-fast\/\">new listings<\/a>, if you are ready. The market is certainly ready and primed for your home to be listed.
