Which comes first, the family or the house? Should they wait until their family grows \u2013 or should they buy a bigger house now, in anticipation?<\/p>\n

Andrew Winter and\u00a0Neale Whitaker, hosts of\u00a0Love It Or List It Australia,<\/em>\u00a0take\u00a0a look at this Victorian-era home and offer their advice<\/a>.<\/p>\n

List it: Why now is a great time to sell<\/h2>\n

This couple loves living in\u00a0Paddington in inner Sydney, and Kieran says he\u2019d be devastated if they move.<\/p>\n

\u201cI just really love the location. I really want to stay,\u201d he says.<\/p>\n

However Riley hates the lack of storage and she is sick of the old kitchen that\u2019s falling apart.<\/p>\n

\u201cI see us having a family in the future, so I think we\u2019d be better off looking for a place that has a bit more space,\u201d she says.<\/p>\n

The two-bedroom terrace<\/a>\u00a0is located Paddington in one of the most sought-after suburbs in Sydney where the median house price<\/a> is now $2.2 million.<\/p>\n

So they could sell for a much higher price than they bought it for just two-and-a-half years ago, says Winter.<\/p>\n

\u201cIn two years, the property rose in value from $910,000 to $1.3 million \u2013 that\u2019s a profit of almost $400,000,\u201d he says.<\/p>\n

Winter says they could cash in and use the money to invest<\/a> in something larger nearby.<\/p>\n

\u201cThis is the perfect first home for you, it got you on the property ladder. It\u2019s made you a lot of money very quickly, without doing any work. So this is the stepping stone to house number two and you would be crazy to not use this,\u201d he says.<\/p>\n

Love it: A better home for a growing family<\/h2>\n

But Whitaker says this house would become a much better home with the right renovation which takes into account the property\u2019s history.<\/p>\n

\u201cTo me, it\u2019s not just about a space behind its walls. Its location is part of its character.<\/p>\n

\u201cThis house can be transformed and it can be the perfect Paddington terrace despite its dimensions and the size,\u201d he says.<\/p>\n

A renovation would also see the wall between the main living and dining areas disappear.<\/p>\n

\u201cThough the footprint of these rooms hasn\u2019t changed, the downstairs area seems bigger. Simply by opening up the space\u00a0and relaying the floor on one level,\u201d he says.<\/p>\n

Plus upstairs the wall between the bedrooms would be moved and the front door would also be relocated.<\/p>\n

\u201cBy pushing out to the boundary at the rear of the house, we\u2019ve created a beautiful galley kitchen and even squeezed in a new bathroom.<\/p>\n
