While you may think a playroom looks appealing to\u00a0young families when selling- this may not be the best way to\u00a0utilise\u00a0your space.\u00a0<\/strong><\/p>\n

Former real estate<\/a> agent and founder of staging company\u00a0<\/span>Simplify Me<\/em>, Cat Brown, says it\u2019s the extra bedrooms that will increase the value and appeal of your home. <\/span><\/p>\n

\u201cBedrooms sell houses<\/a>. So if you can fit a bed in a room \u2013 put one in,\u201d she says.<\/span><\/p>\n

While a well\u00a0staged kitchen and living room are important in transforming your home, an extra bedroom\u00a0can make all the difference to the level of buyer interest as well as the selling price.<\/p>\n

Here\u2019s three simple tips to make the most of your space.<\/p>\n

1. Add a bed<\/h2>\n

More bedrooms will get you more money, but this doesn\u2019t mean it has to be costly to stage, Cat says.<\/p>\n

\u201cA cost effective way to do this is borrow one from friends.\u201d<\/p>\n

Borrowing a bed is ideal, as you won\u2019t need to outlay any money and you won\u2019t have to find it a new home after the sale.<\/p>\n

2. Add an affordable rug<\/h2>\n

To make the space look more homely, add a rug to the room.<\/p>\n

\u201cAdding a rug under your bed will soften floorboards,\u201d she says.<\/p>\n

To find cheap but stylish rugs- check out Kmart, Target or Spotlight for bargains.<\/p>\n

3. Store toys nearby<\/h2>\n

When you pack away the toys, keep them nearby for easy access.<\/p>\n

\u201cKeep a few tubs of toys in your wardrobe or garage for your kids to play with or place in their room,\u201d says Cat.<\/p>\n
