Many older homes are transformed by a decent renovation, but not all.\u00a0 How do you know which ones are worth doing up?<\/strong><\/p>\n Neale Whitaker and Andrew Winter, hosts of\u00a0Love It Or List It Australia<\/em>, take a look at a family home with an outdated layout in South Australia to see if it should be sold or renovated\u00a0\u2013 again.<\/p>\n Based in Glen Osmond, SA this three-bedroom house dates back to the \u201870s and has already benefited from a nicely done renovation. But the family is now finding their home a bit of squeeze.<\/p>\n \u201cI\u2019ve got to admit they\u2019ve done a good job of renovating it,\u201d says Winter.<\/p>\n \u201cBut looking at the floor plan, it\u2019s not big on space.\u201d<\/p>\n \u201cI love it,\u201d says Whitaker.<\/p>\n \u201cThis is my favourite type of house, I love this era. The main problem with the existing floor-plan is there\u2019s a family room and<\/em> a sitting room \u2013 they don\u2019t need both.\u201d<\/p>\n \u00a0<\/p>\n Here\u2019s a look at the new season of\u00a0Love It Or List It Australia:<\/em><\/strong><\/p>\n As well as the lack of flowing space, another bugbear for Winter is the property\u2019s small, separate kitchen.<\/p>\n Whitaker however merely sees it as needing a \u2018cosmetic makeover\u2019 and can see the potential for a complete reshuffle of the existing kitchen, dining room and family room.<\/p>\n \u201cSimply reworking the footprint of the house will completely transform it,\u201d says Whitaker.<\/p>\n \u201cI\u2019d move the dining room nearer the kitchen and turn it into one open-plan kitchen\/dining area. This would then give the option of creating a much larger sitting room.\u201d<\/p>\n The median three-bedroom house price<\/a> in Glen Osmond is currently $766,000. The owners bought the three-bedroom property for $670,000 in 2014.<\/p>\n The owners could make a tidy profit by selling. Picture: realestate.com.au<\/p>\n<\/div>\n According to Winter\u2019s calculations, if the owners list this home for sale<\/a> now and achieve a price just over that suburb median they could make $96,000.<\/p>\n \u201cThe market has grown in this area so the owners could make a nice profit if they sell now,\u201d says Winter.<\/p>\n \u201cAnd they could afford to upsize, meaning they\u2019ll get the extra space they need.\u201d<\/p>\n Renovating, primarily to expand the main living areas, could make a huge difference in terms of space.
