Picture: Getty<\/p>\n<\/div>\n<h2>Big clean, small clean<\/h2>\n<p>Owners and agents expect a clean and presentable property whenever buyers or future renters are being shown through, and, unfortunately, that task falls to you as the current tenant.<\/p>\n<p>Legally, agents need to give you only 24 hours notice before an open for inspection, but Hocking Stuart Richmond agent Jo Leonardis says you can help yourself if you\u2019re organised with your cleaning early.<\/p>\n<p>\u201cIt\u2019s normal for owners to conduct a couple of \u2018opens\u2019 per week, so tenants need to actually prepare for that during the campaign,\u201d Leonardis says.<\/p>\n<p>\u201cThey need to make sure the property is presentable and very tidy.\u201d<\/p>\n<p>Most agents recommend doing a major clean of the whole property at the start of a campaign, and then spot clean as required, rather than spending time cleaning large parts of the property each week.<\/p>\n<p><em><strong>Check out these clever cleaning hacks.<\/strong><\/em><\/p>\n<h2>Hide your valuables<\/h2>\n<p>While there will always be an agent in the property whenever it\u2019s being inspected, they can\u2019t be in every room at once, and you don\u2019t want strangers eyeing off your most valued possessions.<\/p>\n<p>\u201cMake sure that any personal goods are tucked away, so any jewellery or anything of expense, just to minimise any risk,\u201d Leonardis says.<\/p>\n<h2>Work with the agent and owner<\/h2>\n<p>You\u2019re going to be seeing plenty of them, so it pays (often literally) to form a good relationship with your agent, who\u2019s acting on behalf of the owner.<\/p>\n<p>\u201cForming some sort of honest, nice relationship, where both parties can work together, is important,\u201d Leonardis says.<\/p>\n<p>\u201cIt works both ways. Picture: iStock<\/p>\n<\/div>\n<p>Leonardis says being cooperative goes a long way, and often leads to financial bonuses.<\/p>\n<p>\u201cFrom a vendor\u2019s perspective, often they\u2019ll give something back to the tenant\u00a0<span>\u2013<\/span>\u00a0some sort of appreciation when the property sells,\u201d she says.<\/p>\n<p>\u201cI know there\u2019s a lot of owners that tell the tenants: \u2018We know it\u2019s going to be inconvenient, so we\u2019re going to <a href=\"https:\/\/amazingproperty.com.ng\/blog\/tips-for-house-price-negotiation\/\">offer<\/a> you a week\u2019s free rent\u2019.\u201d<\/p>\n<p>And if the eventual buyer is an investor and plans to rent out the property, a positive reference from the outgoing owner will go a long way to ensuring you can remain in the property, if you wish to.<\/p>\n<h2>Plan for your pets<\/h2>\n<p>Managing pets is an unavoidable part of open for inspections for many tenants.<\/p>\n<p>Avoid any issues by making arrangements to have them out of the property when people are coming through.<\/p>\n<p><em><strong>See tips on renting with pets.<\/strong><\/em><\/p>\n<p>\u201cYou don\u2019t want something to happen.
