{"id":5794,"date":"2017-08-21T04:08:09","date_gmt":"2017-08-21T04:08:09","guid":{"rendered":"https:\/\/amazingproperty.com.ng\/blog\/magodo-becoming-first-choice-location-for-investors-renters\/"},"modified":"2017-08-23T09:37:12","modified_gmt":"2017-08-23T09:37:12","slug":"magodo-becoming-first-choice-location-for-investors-renters","status":"publish","type":"post","link":"https:\/\/amazingproperty.com.ng\/blog\/magodo-becoming-first-choice-location-for-investors-renters\/","title":{"rendered":"\u2018Magodo becoming first choice location for investors, renters\u2019"},"content":{"rendered":"<p><\/p>\n<div id=\"\">\n<div id=\"attachment_12523\" class=\"wp-caption alignnone\"><img data-recalc-dims=\"1\" loading=\"lazy\" decoding=\"async\" src=\"https:\/\/i0.wp.com\/guardian.ng\/wp-content\/uploads\/2015\/03\/Magodo-scheme-23-03-2015-Copy.jpg?resize=1280%2C809&#038;ssl=1\" data-lazy-src=\"https:\/\/i0.wp.com\/guardian.ng\/wp-content\/plugins\/ventra-lazy-load\/images\/1x1.trans.gif?ssl=1\" class=\"wp-image-12523 lazyload\" alt=\"\" width=\"1280\" height=\"809\"\/><noscript><img data-recalc-dims=\"1\" loading=\"lazy\" decoding=\"async\" class=\"wp-image-12523 lazyload\" src=\"https:\/\/i0.wp.com\/guardian.ng\/wp-content\/uploads\/2015\/03\/Magodo-scheme-23-03-2015-Copy.jpg?resize=1280%2C809&#038;ssl=1\" alt=\"\" width=\"1280\" height=\"809\"\/><\/noscript><\/p>\n<p class=\"wp-caption-text\">Magodo<\/p>\n<\/div>\n<p>Although, Magodo, one of the highbrow estates in Lagos has recently been making headlines for the wrong reasons, property experts and developers believe the location is fast becoming a destination of choice for investors and renters.<\/p>\n<p>The high demand for property and renters within the estate,\u00a0they said, was indicative that the estate is inhabited by upward mobile individuals, including retired and serving, from all walks of life.<\/p>\n<p>The Guardian learnt that a three-bed room flat goes for between N1. 5 million to N2 million depending on the location, aesthetics and age of the building, while that of a <a href=\"https:\/\/amazingproperty.com.ng\/blog\/buy-terrace-duplex-with-bq-at-lekki-lagos-nigeria\/\">duplex<\/a> go for between N3- 5 million per year.<\/p>\n<p>Similarly, land goes for N125, 000 per square meter, while a house sitting on a 60 square metres goes for between N140milion\u00a0 \u2013 N150 million depending the aesthetics and nature of the building.<\/p>\n<p>A property developer, Michael Ojediran said there has been an increase in the number of developments, remodeling and renovations of properties in the estate over the past two years and this may explain why a lot of <a href=\"https:\/\/amazingproperty.com.ng\/blog\/really-nice-property-for-sale-in-nigeria\/\">houses<\/a> are up for rent.<\/p>\n<p>He said the location of the estate and its proximity with the Department of State Security\u2019s CMD office and security arrangement, has made the estate a\u00a0 \u00a0place to be despite the security saga.<\/p>\n<p>Speaking also to The Guardian, an estate surveyor and valuer, Mr. Kunle Eludire, said, the estate is not a den of criminals but remains a respectable, peaceful and a destination of choice for many renters.<\/p>\n<p>Eludire, who is also the Chairman of Magodo Resident Association, (MRA) said the estate is not synonymous with evil or criminals. Truth be told, criminals reside in all parts of the world.<\/p>\n<p>According to him, Evans only lived in the estate for one and half year and did not own mansions in the estate; neither did he build any mansion from scratch.<\/p>\n<p>\u201cHe bought houses at different times like every other property buyer. The two houses bought by him from two developers within the estate are regular sized houses and ironically in both cases, each of the two houses were one of three identical developments by the respective developers.<\/p>\n<p>According to him, there is no fear amongst the residents; on the contrary there has been a lot of progress on infrastructure in the past weeks.
