Picture: realestate.com.au<\/p>\n<\/div>\n<p>\u201cThere are certainly times clients seem to resent having to do home loan paperwork, but if you\u2019re prepared, you\u2019ll get the money for your property faster and with less hassle,\u201d he says.<\/p>\n<p>\u201cThe best tip is \u2026 like any homework; take your time, be thorough, be accurate and check your work!\u201d Tindall says.<\/p>\n<p>Tindall explains the basics of what must be provided to a lender. It starts with providing biographical information such as marital status, number of children, monthly living expenses etc, to build up a fact file.<\/p>\n<p>\u201cNext comes documents which confirm what you\u2019re saying,\u201d he says.<\/p>\n<h2>Confirming your identification<\/h2>\n<p>\u201cTo confirm your identity, you need to provide 100 points of ID, such as a driver licence and passport\/birth certificate for each applicant,\u201d Tindall says.<\/p>\n<h2>Proof of income<\/h2>\n<p>For PAYG employees, recent payslips must be provided to confirm income, Tindall says.<\/p>\n<p>\u201cIf you\u2019re self-employed, the lender will want to know there\u2019s plenty of profit in the business to sustain you, so be prepared to provide two years\u2019 worth of personal and company tax returns years, plus balance sheets and profit and loss statements,\u201d he says.<\/p>\n<p>\u201cIf you have <a href=\"https:\/\/amazingproperty.com.ng\/blog\/maximize-your-monthly-rental-income\/\">rental income<\/a> or thinking of buying a rental, you\u2019ll need the last rental statement from an existing property or a rental appraisal from a <a href=\"https:\/\/amazingproperty.com.ng\/blog\/property-center-nigeria\/\">real estate<\/a> agent. If you get Centrelink payments, such as Family Tax Benefit, recent Centrelink statements will also be required.\u201d<\/p>\n<h2>The property details<\/h2>\n<p>\u201cNext, you need to confirm details about the property,\u201d Tindall says.<\/p>\n<p>\u201cIf buying a property, the front page of the contract of sale, with price filled out, signed by at least one party, will be needed.\u201d<\/p>\n<h2>Your credit history<\/h2>\n<p>\u201cLenders will scrutinise your credit history and if you, or your broker, if you\u2019re using one, know what they\u2019ll see, you can anticipate some issues,\u201d Tindall says.<\/p>\n<p>\u201cOld mobile phone bills or too many enquiries can impact your application, so getting hold of a copy is important. Google \u201cfree credit history\u201d for your copy and you might be surprised!\u201d he adds.<\/p>\n<p>\u201cTo confirm your savings and debt history, <a href=\"https:\/\/amazingproperty.com.ng\/blog\/construction-loans-for-commercial-and-residential-builders\/\">lenders<\/a> want to see the conduct of your existing facilities, such as credit cards and other loans. You\u2019ll need the latest statements and often a transaction statement to bring it up to date,\u201d Tindall says.<\/p>\n<h6 class=\"p1\"><strong><span class=\"s1\"><i>This information is of a general nature and does not constitute professional advice. You should always seek professional advice in relation to your particular circumstances.<\/i><\/span><\/strong><\/h6>\n<h2>Insurance<\/h2>\n<p>\u201cTo confirm the property is protected, you need an insurance policy against disaster,\u201d Tindall says.<\/p>\n<p>\u201cThe loan is using the value of the combined land and building to lend against.
