Therefore, <\/span>property<span> is an emotional asset class.<\/span><\/p>\n<p>There are three main factors which drive market demand and therefore prices:<\/p>\n<p>1.\u00a0\u00a0\u00a0\u00a0 Economic Activity: People move to cities where they can access job opportunities and earn good money.<\/p>\n<p>2.\u00a0\u00a0\u00a0\u00a0 Human Interest: What can I do in this suburb on the weekend?<\/p>\n<p>3.\u00a0\u00a0\u00a0\u00a0 Human Behaviour: What will people think of me, if I live here?<\/p>\n<p>Owner-occupiers will pay a premium (if they can afford to), to get what they want \u2013 the water views, the proximity to work, the art deco features, the status of the location, lifestyle conveniences \u2013 restaurants, cafes, dog parks etc.<\/p>\n<p>These lifestyle drivers are the direct cause of some markets outperforming others.<\/p>\n<p>As a result, market growth has become more differential, in that, some localities perform beautifully and others stagnate or decline.<\/p>\n<p>Our job as investors is to get behind that and study the human psychology of preference.<\/p>\n<p>No longer can you simply put your name on a title and wait for time to do its work.\u00a0 You have to be more proactive and make better choices.<\/p>\n<h2>Location, location<\/h2>\n<div id=\"attachment_181726\" style=\"width: 810px\" class=\"wp-caption alignnone\" class=\"wp-caption-text\">The location has a huge impact on a property\u2019s price growth potential.<\/p>\n<\/div>\n<p>The only thing you can\u2019t change about a property is its location.<\/p>\n<p>As a good rule of thumb, when it comes to price growth the suburb does 80% of the heavy lifting, and the property itself does the remaining 20%.<\/p>\n<p>Of course, we all aim to get both the location and the property right ever time.<\/p>\n<p>Yet fundamentally, an \u2018average\u2019 property in a great location is preferable to a great property in an average location.<\/p>\n<p>But a word of caution here \u2013 if you buy the wrong property, you will undo all the good work you\u2019ve done in choosing the right location.<\/p>\n<p>MOST investors get this wrong and look at the property first before the area.<\/p>\n<p>You should consider the characteristics or features of a property you wish to invest in or buy in the following order:<\/p>\n<p>1.\u00a0\u00a0\u00a0\u00a0 State<\/p>\n<p>2.\u00a0\u00a0\u00a0\u00a0 Suburb (ideally within 10-12km of a capital city)<\/p>\n<p>3.\u00a0\u00a0\u00a0\u00a0 Street (position and performance)<\/p>\n<p>4.\u00a0\u00a0\u00a0\u00a0 Property (detailed analysis)<\/p>\n<p>5.\u00a0\u00a0\u00a0\u00a0 Due Diligence (building inspection, title type)<\/p>\n<p>6.\u00a0\u00a0\u00a0\u00a0 Negotiation<\/p>\n<p>\u00a0<\/p>\n<h2>Property Type<\/h2>\n<p>Once you have determined the right location, the property type comes next.<\/p>\n<p>While <a href=\"https:\/\/amazingproperty.com.ng\/blog\/really-nice-property-for-sale-in-nigeria\/\">houses<\/a>, townhouses and units can all make good investments, it\u2019s important you know which property type is right for the people living in that particular area.<\/p>\n<p>Research the demographics \u2013 age, incomes, professions, family sizes etc. \u00a0If it is largely a family area, they will want houses rather than units.\u00a0 Whereas, if it\u2019s a fashionable area full of young professionals and uni students, a 70s style low-density unit is likely to do very well.<\/p>\n<p>With the right research and team of professionals behind you, a lot of the guesswork and risk of investing can be eliminated, resulting in an excellent investment that outperforms the
