Picture: Kate Griffin<\/p>\n<\/div>\n<h2>Rents would go up<\/h2>\n<p><span>Financial advisor Bruce Brammall says the cost of renting in Australia would almost certainly rise as investors would look to make up the shortfall in their tax savings.<\/span><\/p>\n<p><span>\u201cIf you take away negative gearing, it would increase the cost for investors of holding the property, and as a result of that they would quite possibly feel that they\u2019re not prepared to wear losing $200 or $400 a week on this property, so they\u2019re going to have to do something about putting these rents up,\u201d Brammall says.<\/span><\/p>\n<h2>It\u2019s happened before<\/h2>\n<p><span>Many people don\u2019t realise that negative gearing was scaled back once before\u2013 by Bob Hawke\u2019s Labor Government in 1985.<\/span><\/p>\n<p><span>But just two years later those changes were repealed, in part due to political pressure generated by the increasingly tight rental market in Sydney.<\/span><\/p>\n<p><span>While some reports have suggested the impact on rental prices in other cities was negligible, the impact in Sydney and Perth was significant.
