{"id":4205,"date":"2017-05-05T00:00:00","date_gmt":"2017-05-05T00:00:00","guid":{"rendered":"https:\/\/amazingproperty.com.ng\/blog\/the-upgrades-that-make-landlords-quiver\/"},"modified":"2017-05-05T00:00:00","modified_gmt":"2017-05-05T00:00:00","slug":"the-upgrades-that-make-landlords-quiver","status":"publish","type":"post","link":"https:\/\/amazingproperty.com.ng\/blog\/the-upgrades-that-make-landlords-quiver\/","title":{"rendered":"The Upgrades That Make Landlords Quiver"},"content":{"rendered":"<p>\n<\/p>\n<div property=\"dc:description\" readability=\"75.731854080481\"><!--paging_filter--><\/p>\n<p>Renters want to make a place their own and fit their style, but it may cost them their security deposit.<\/p>\n<p>\u201cIf you decide to paint the walls while you are there, you must return them to their original color or the landlord is within their rights to use the deposit to pay for it themselves,\u201d Trent Zachmann of Renters Warehouse told <a href=\"https:\/\/amazingproperty.com.ng\/blog\/estate-agents-nearby\/\">realtor<\/a>.com\u00ae.<\/p>\n<blockquote readability=\"1.0185185185185\">\n<p><strong>Read more<\/strong>: <span class=\"l\">Which Amenity Is Worth the Most to Renters?<\/span><\/p>\n<\/blockquote>\n<p>Most landlords treat unapproved modifications and improvements made by renters the same as accidental damages when it comes to withholding the security deposit.\u00a0<\/p>\n<p>\u201cAn owner can withhold all or part of the deposit to correct either type of issue,\u201d Zachmann says.<\/p>\n<p>Landlords recently vented to realtor.com\u00ae about some of the upgrades they have most often seen tenants make that have prompted them to withhold security deposits, including:<\/p>\n<p><strong><a href=\"https:\/\/amazingproperty.com.ng\/blog\/transform-your-home-with-creative-house-painting-designs\/\">Painting<\/a>.<\/strong><\/p>\n<p>Landlords say it\u2019s by far the most common modification that renters pursue. \u201cTo feel at home, a fresh coat of personality-defining color is the icing on the cake,\u201d says Annmarie Bhola, a landlord in New York. \u201cThat\u2019s all cool, but know that if you paint the walls hot pink, it will be coming out of the security deposit! That was one of the most memorable colors I\u2019ve had to repaint.\u201d<\/p>\n<p><strong>Hanging pictures.<\/strong><\/p>\n<p>Landlords say they often have to fill in holes in the drywall after a tenant moves out. \u201cEveryone likes to put up pictures, and fortunately new technologies have brought about alternative, less destructive hanging methods, which is great,\u201d Bhola says. \u201cNine out of 10 times, I always have to fill in the holes and bust out the spare bucket of paint.\u201d<\/p>\n<p><strong>Mounting a TV.<\/strong><\/p>\n<p>The same applies for drilling holes in the wall to mount a flat-screen TV. \u201cThe screws have to go directly into the center of studs,\u201d says Brian Davis, director of education at SparkRental, a <a href=\"https:\/\/amazingproperty.com.ng\/blog\/property-center-nigeria\/\">real estate<\/a> service company. \u201cAt best, the renter will have screwed 10 to 20 holes into the wall.
