1.<\/span>\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0 <\/span><\/span><\/span>Gather as much information about the sellers circumstances of selling as well as every minute detail about the benefits of the property. <\/span><\/span><\/p>\n

2.<\/span>\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0 <\/span><\/span><\/span>Take professional pictures, not from your phone:<\/span><\/span><\/p>\n

4.<\/span>\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0 <\/span><\/span><\/span>If you do not wish to incur that cost on lower value homes you can do a nice color flyer and print off at the office copier. <\/span><\/span><\/p>\n

5.<\/span>\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0 <\/span><\/span><\/span>Try to attract targeted buyers, for higher value homes this is easier to do than for regular price homes.<\/span><\/span><\/p>\n

6.<\/span>\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0 <\/span><\/span><\/span>Evening Social as opposed to Open House works well. Maybe a small gift to attendees and perhaps a glass of wine \/ cheese crackers. <\/span><\/span><\/p>\n

7.<\/span>\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0 <\/span><\/span><\/span>For higher value homes I have had a violinist \/ close up magician and Hors D\u2019oeuvres with champagne. <\/span><\/span><\/p>\n

8.<\/span>\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0 <\/span><\/span><\/span>Mailing the listing to as many agents as you can, there are various on line services that offer<\/a> mailings, this gets the property seen by many agents who may have buyers looking for what you have. <\/span><\/span><\/p>\n

9.<\/span>\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0 <\/span><\/span><\/span>Dropping postcards in the neighborhood gets your name out there, often people are thinking of moving and want to stay local. You could get their listing if they are not a buyer of that home.<\/span>\u00a0 <\/span><\/span><\/span><\/p>\n

10.<\/span>\u00a0\u00a0 <\/span><\/span><\/span>Attend local events; often people from afar that are looking to move into the location will be attending events in the locality and could be a buyer. If nothing else, your name will be out there and you may get other referrals.<\/span><\/span><\/p>\n
