If you\u2019ve tried to rent a house or apartment recently with a pet, you already know that in a lot of cases the odds are stacked against you.<\/strong><\/p>\n However, there\u2019s a growing number of renters who are going the extra mile to promote their furry friends to prospective landlords, by creating a separate \u2018pet resume\u2019 and attaching it to their rental application to pump up their pooch\u2019s chances of being accepted.<\/p>\n Agents say it will often be the difference between an owner allowing a pet to move in and having them say no.<\/p>\n Currently, rental application site 1form\u00a0allows tenants to upload a cover letter and pictures of their pets.<\/p>\n So if you\u2019re putting together a pet resume what should it include?<\/p>\n Sam Nokes from Jellis Craig South Yarra says that first and foremost, your pet resume should have a cover letter that helps agents and landlords get to know your pet.<\/p>\n \u201cSize, weight, breed \u2013 those things are very handy,\u201d Nokes says.<\/p>\n \u201cIt is something the landlords appreciate when they\u2019re considering it. It\u2019s a great way of swaying a landlord that\u2019s pretty 50-50 about pets.\u201d<\/p>\n Nokes says probably the most important things to include are independent references.<\/p>\n \u201cThings that are good are letters or a note from the current agent to say that the property\u2019s been good with inspections, there\u2019s no pet damage, no smells or anything like that,\u201d Nokes says.<\/p>\n \u201cA note or reference from the neighbours is always a good one, saying they haven\u2019t had any issues with the pets \u2013 they\u2019re the two main issues, so it\u2019s really about addressing those: Noise and damage or smells.\u201d<\/p>\n Some landlords are concerned about the size of the animal. Picture: Getty<\/p>\n<\/div>\n Without an indication of what a pet looks like, an agent or prospective landlord might be reluctant to accept an animal, sight unseen.<\/p>\n Biggin & Scott Richmond\u2019s Jenn Durling says attaching a couple of photos is the best way to demonstrate a dog\u2019s size and show that it\u2019s unlikely to cause any property damage.<\/p>\n \u201cIt\u2019s certainly helpful. I don\u2019t know anything about dogs, I\u2019m not a dog person, so when someone says they have a dog on an application, it means nothing to me, but if I can see a photo and I can see it\u2019s a small dog then I can relay that information to the owner,\u201d Durling says.<\/p>\n Nokes adds that it can also pay to include a photo of the area the dog sleeps, to show that the area is well kept.<\/p>\n Try to make the application and your pet memorable. Picture: Getty<\/p>\n<\/div>\n Both Nokes and Durling say including something a little bit memorable will not only potentially endear the animal to a landlord, but also put your application at the front of an agent\u2019s mind.<\/p>\n \u201cWe often see funny photos,\u201d Nokes says.<\/p>\n \u201cWe might see the last three years of the Christmas card that\u2019s got the dog in it, we\u2019ll see the wedding photo that\u2019s got the dog in it. They\u2019re just trying to show you that this isn\u2019t a dog that they just leave at the property, this is an animal that is part of their life that they respect and look after.\u201d<\/p>\n Durling says she\u2019ll never forget some of the applications that cross her desk.<\/p>\n \u201cSome of them make them look like dating ads. They put a real story behind it and they\u2019re very, very witty.\u201d<\/p>\n \u201cWhen I\u2019m just looking at application after application, when someone puts something in that\u2019s a little bit amusing, I quite like it, and it sets them apart.\u201d<\/p>\n Durling also advises renters to speak to agents to introduce themselves and explain their pet situation.<\/p>\n \u201cIf you\u2019re sending you\u2019re dog off to your mum and dad\u2019s while you\u2019re at work, that\u2019s really important information for the owner of the property to be aware of.\u201d<\/p>\n <\/p>\n<\/div>\n [ad_2]<\/p>\n link <\/a><\/p>\n","protected":false},"excerpt":{"rendered":"Pet resume basics<\/h2>\n
