While you may think a playroom looks appealing to young families when selling- this may not be the best way to utilise your space.
Former real estate agent and founder of staging company Simplify Me, Cat Brown, says it’s the extra bedrooms that will increase the value and appeal of your home.
“Bedrooms sell houses. So if you can fit a bed in a room – put one in,” she says.
While a well staged kitchen and living room are important in transforming your home, an extra bedroom can make all the difference to the level of buyer interest as well as the selling price.
Here’s three simple tips to make the most of your space.
1. Add a bed
More bedrooms will get you more money, but this doesn’t mean it has to be costly to stage, Cat says.
“A cost effective way to do this is borrow one from friends.”
Borrowing a bed is ideal, as you won’t need to outlay any money and you won’t have to find it a new home after the sale.
2. Add an affordable rug
To make the space look more homely, add a rug to the room.
“Adding a rug under your bed will soften floorboards,” she says.
To find cheap but stylish rugs- check out Kmart, Target or Spotlight for bargains.
3. Store toys nearby
When you pack away the toys, keep them nearby for easy access.
“Keep a few tubs of toys in your wardrobe or garage for your kids to play with or place in their room,” says Cat.
